Richmond buyers & sellers
Find the right approach for your Richmond home.
A North & East bungalow and a Marina Bay condo ask different things of their owners. Whether you are getting ready to sell or deciding where to buy, I start with the house, the block and what you need from the move.
What Richmond sellers are really deciding
Before you replace the bathroom, let’s look at the tile. At 718 34th Street in North & East, I kept the original baths and put the work into refinishing the hardwood floors, cleaning, landscaping and presentation. I represented the seller with Richard Lei. The home went from listing to pending in 10 calendar days and closed at $683,250.
A few blocks away, 326 38th Street needed a different kind of attention: the house and garage stood on separate legal parcels. I represented the seller through a financed house purchase and a separate cash garage sale. Those details shaped the transaction from the beginning.
Your house may need selective repairs, better photographs, a clearer explanation of its layout—or an answer to a question that has been sitting unresolved for years. We can work out the priorities before you start spending.

Looking at homes in Richmond?
On a home tour, I want to know what you can comfortably live with and what would become a project the moment you move in. In an older Richmond house, that might mean looking beyond fresh paint to inspection findings, past alterations and the work you would inherit. With a condo, we also look closely at the association, recurring costs and the way you will use the space.
At 3731 North Ridge Drive, I represented the buyers on their purchase and later returned as their listing agent. At 818 31st Street, I represented the buyer of a bank-owned home and researched purchase assistance that helped with closing costs. At 632 and 661 S. 31st Street, I represented an investor acquiring two distinct properties. Each search started with a different objective.
Before listing
Three questions before listing
- What do you love about the house that the next owner should notice?
- Which repairs are urgent, and which can wait for the next owner?
- What would make your move easier: more time, less preparation or help organizing the work?
