Colin Davies
I am useful when real estate stops following the script.
Simple transactions need competence. Complicated properties need judgment, people, timing, and someone willing to stay on the problem until it moves.
Bay Area ground. Service under pressure. Real estate since 2013.
I was born and raised in the Bay Area and have lived in the East Bay for more than thirty years. Before real estate, I worked in high-volume hospitality, including the Claremont Hotel in Berkeley. That work taught me to read a room, stay composed under pressure, and solve the problem in front of the person—not the one a script assumed they had.
I entered real estate in 2013 and built my practice through direct client work across homes, family-property sales, purchases, investment transactions, preparation projects, and deals with more moving parts than anyone expected at the beginning.
I do not disappear after giving the advice.
I walk the property. I tell you what I see. I separate what matters from what is merely expensive. I bring the people the assignment requires. I keep the decision-makers informed. I negotiate hard without losing control of the closing path. And when the transaction hits something that was not in the plan, I stay with it.
The work requires fluency with both the room and the property.
Real estate decisions happen across different worlds: owners, families, contractors, inspectors, attorneys, lenders, title officers, agents, tenants, and buyers. They do not speak the same language or carry the same incentives. A large part of my value is getting accurate information across those boundaries without letting the assignment fracture.
I am a California real estate salesperson affiliated with Security Pacific Real Estate. I advise and represent clients in real estate transactions. I am not presenting myself as an attorney, tax professional, contractor, engineer, appraiser, investment adviser, or estate fiduciary. When the work requires one of those disciplines, the right move is to involve the right licensed professional and connect that advice to the real-estate execution.

If the property is complicated, do not simplify the story for the first call.
Tell me what is actually happening. That is where useful work starts.
