Selling a Richmond house and its separate garage parcel took careful coordination. Getting the signatures took a road trip.

One house, two parcels
At 326 38th Street, the house and garage were part of one property story, but they sat on two legal parcels. We needed a way for the buyer to finance the home and purchase the garage separately. Each step had to work with the next.
I represented the seller and worked through the arrangement with the other parties: conventional financing for the house and cash for the garage parcel. We handled the separate documents and the relationship between the closings step by step.
The drive I had promised
The seller did not use email or electronic signing. When we needed his wet signatures, he was in Yuma, Arizona. Earlier, I had given him my word that I would help get this done. So I drove down.
His wife made me a steak dinner. We sat and talked, and I drove home the next day. We still have a relationship. That evening is what I remember most clearly about a transaction with a lot of paperwork.
Getting both pieces to closing
The house closed on May 9, 2023, for $600,000. Its original asking price was $574,900. The separate garage transaction followed; its price is not included in the house figure shown here.
