North & East Richmond homes need a property-specific plan.
I was the listing agent for completed sales on 24th, 34th and 38th Streets in North & East. Their original details, condition and parcel questions called for different decisions. The right plan came from examining each house, not applying one neighborhood checklist.

What should stay, and what needs work?
At 718 34th Street, I kept the original tile bathrooms and put the preparation into the floors, cleaning, landscaping and presentation. At 326 38th Street, the house and detached garage were on separate legal parcels. That changed how I handled the sale. Neither decision would have come from a generic renovation list.
My completed listings also include 681 34th Street, where classic bathroom tile and a period stove sat alongside heating and electrical updates, and 1045 24th Street, whose listing described a renovated kitchen and plans for a possible accessory unit. The plans were a proposal, not an existing second home. Before I recommend work or a price, I want the condition, records and actual rights to be clear.
How I plan home preparationFor a North & East buyer
Look past the photographs and the floor plan.
An original bath that has been cared for can be a different decision from an unpermitted conversion. A detached garage may be useful as it is, but a potential future unit needs its own review. Ask what was permitted, what belongs to the parcel, and which repairs are confirmed by inspection. I help buyers separate the features they can use today from ideas they would need to investigate.
Then compare the home with recent sales that actually share its condition and layout. A North & East address alone does not tell you the right offer or the likely cost of the work.

The completed MLS records name me as the listing agent at these addresses. They show direct work on the homes; they do not predict a current sale price or claim I represented each buyer.

Where is North & East?
Richmond recognizes a North & East Neighborhood Council and publishes its neighborhood map. Nextdoor also uses “North and East” as a community name. For an address near an edge, consult the city map; a neighborhood name in an MLS listing is not a parcel or permit determination.
