How I work
A long list of repairs can make selling feel further away. I help you decide what is worth doing, what can stay and which questions need a closer look. Then I organize the people and the schedule.
At one home, that meant keeping the original bathroom tile and refinishing the floors. At another, it meant coordinating a restoration down to the sconces and door hardware. The right plan starts with your house and what you want to do next.
Before the sign goes up
01
Identify the repairs that need attention and bring in the right people to address them.
02
Keep the details that work. I will help you avoid taking on changes the next owner may want to make themselves.
03
Gather the reports and ask the questions early. A clear answer now can make the next conversation easier.
04
Look at the homes buyers will compare with yours, then choose the price, photographs and presentation together.
How it works
01
You tell me what you have in mind. We walk through together and talk about the house, its condition and what the move needs to accomplish.
02
You receive a clear sequence: what is necessary, what is optional, what should be priced before approval, what should be left alone, and what must happen before launch.
03
I help assemble the right inspectors, trades, title resources, and market specialists. You approve the work and contracts; I keep the moving pieces aligned.
04
I follow up with agents, talk through the offers with you, negotiate and keep managing the details through closing.
We agree on the work and costs before moving ahead. I coordinate the specialists and keep you updated.
Inside the work

At 1239 Geneva Street in Glendale, I organized a restoration around original woodwork, colorful tile baths and the light moving through the house.
We stripped the doors back to raw wood, restored the tile with color-matched material and chose finishes room by room.
The story follows those choices through the photographs, showings and sale. You can also explore my Berkeley, Richmond, Pinole and El Cerrito work.
