3731 North Ridge Drive, Richmond

Buyer represented on purchase; seller represented on resale

I helped them buy it. Then I helped them move on.

A continuing client relationship, preparation for a Richmond condo sale, and the follow-through a changing transaction needed.

Picking up a conversation we had already started

I first helped these clients buy their condo at 3731 North Ridge Drive. When it was time to move, we already knew each other and the property. The next conversation was about getting the condo ready for the people who would live there next.

I project-managed the pre-sale improvements and advanced preparation funds for this particular sale. That let me coordinate the work and carry it into photography, marketing and negotiation.

Staying with a changing sale

The sale brought multiple offers, but the path to closing was not a straight line. An earlier contract was cancelled, and we had to keep working toward the eventual sale.

Condo transactions also involve information beyond the rooms themselves. I followed up on HOA documents, the lender’s questionnaire and financing questions as the transaction moved forward. A buyer’s lender needs answers; the seller needs to know someone is staying with those requests.

Ready for the next move

The condo closed on June 14, 2022, for $633,000. I had represented these clients as buyers at their earlier purchase and as sellers on this sale.

A move can mean managing the home you own while planning the one you want next. If that is where you are, we can talk through the preparation and timing together. You do not need to organize it all before calling.
