Getting the home ready
At 2661 Doidge Avenue, I was working with a client I had represented before. We needed to organize the preparation and get the home in front of buyers. I coordinated moving services, deep cleaning, painting, staging and professional photography.
For this specific sale, I advanced preparation and marketing costs. I kept those tasks moving together so the home could be presented as a whole.
Following through during escrow
During escrow, the air conditioning needed attention. I coordinated that repair as another part of getting the sale through to closing. A finished set of photographs does not mean the work is over.
What I want a seller to feel is that the same person who helped organize the first steps is still there when a new question comes up.
Watching the response
I stayed in touch with agents after their visits. One buyer returned more than once and spent time getting familiar with the neighborhood before offering. That kind of follow-up matters: an inquiry, a second visit and an offer are different stages of interest.
The original advertised asking price was $849,999. It changed to $899,000 on April 17, 2025. The offer was accepted on May 1, and the property was reported pending on May 2.
The closing—and the full price story
The sale closed on May 23, 2025, for $892,500. That was $6,500 below the $899,000 asking price in place before the accepted offer, and above the original $849,999 launch price.
