When a property advertises an accessory unit or future building plans, ask to see the permit history and confirm the use with the city. Walk both living spaces, check the route between them and understand how the yard, parking and utilities actually work. A finished unit, approved plans and a seller’s idea for a future unit each call for different due diligence.
I also want buyers to look beyond a bright renovation photograph. Inspect the systems and ask how recent work was documented. If the question is technical, I bring in the appropriate inspector or specialist rather than guessing at the answer.
