A refresh with a purpose

A condo does not need a sprawling renovation plan to deserve careful preparation. At 1528 Julia Street, Unit A, I started with individual choices: paint, lighting, plumbing fixtures, hardware and surface work.

I represented the seller. The preparation list specified Sherwin-Williams Pure White, fixture updates, a low-flow toilet, vanity reglazing, and grout cleaning and sealing. Giving each item a clear purpose helped us keep the work focused.

Twenty packets, and the questions behind them

Once the unit was on the market, I kept following up with agents. By May 18, 2021, we had sent out 20 disclosure packets. I asked the agents whether their clients planned to offer, had decided against it or still had questions.

That last group matters. Someone can like a home and still need an answer before making a decision. I responded to questions and kept the sellers updated as the offer deadline approached.

Reading the whole offer

When an offer arrived, I walked the sellers through the terms: price, financing, contingencies and closing timing. The figure at the top of an offer is one part of the decision. The rest tells you how the buyer proposes to get to closing.

From preparation to closing

The condo was reported pending on May 20 and closed on June 11, 2021. The work carried from choosing the refresh through answering questions and coordinating the sale.
